One of the classic LA coffee shops - named after trees in a distant state. The menu was Southern-style: biscuits! Gravy! This site says:

The restaurant was named after the pine trees just a few yards north of the restaurant, which remain there to this day. In the late 1960s, the restaurant was remodeled and was a "Copper Penny" coffee shop, a chain owned by IHOP.

Leveled for a mall. Just as well. The Copper Penny was ugly as a hog's butt.
